Bainbridge Island Real Estate Market Update | February 2019

The housing inventory is still limited. At the end of January, the number of homes for sale was 43+/and today there are 51+/-. Last year at this time there were 37+/- homes for sale. In the month of February this year there were 12 homes that went under contract (15 in January) and 18 closed sales (19 in January) that sold at a median sales price of $677,000 and an average market time of 65 days. This compares to February 2018; where there were 24 homes that went under contract and 20 closed sales that sold at a median sales price of $1,008,250 and an average market time of 46 days. Through the end of February, there have been 37 closed sales that sold at a median sales price of $767,500. Compared to the same period last year, there were 42 closed sales at a median sales price of $904,500, a 11.9% decrease in volume and a 15% decrease in the median sales price. (The median price is skewed by such a small sample size so early in the year.) There were 25 new listings in the month of February, 11 of which are under contract/sold.
