The housing inventory continues to decline from last month. Although a decrease in volume is expected this time of year, a 60% reduction in inventory is notable. However, 88% of new listings that came on the market in December went under contract and again last month, closed sales were up compared to last year.

November ended with 22± homes on the market. At the end of December, there were only 17± homes for sale. There were 17 new listings in December, 15 of which went under contract. Additionally, 5 homes already on the market went under contract for a total of 20 (see below). There were 30 sales that closed in December at a median sales price of $1,021,250 with an average market time of 40 days.

Comparatively, for the month of December last year, there were 42± homes for sale, 13 homes that went under contract, and 26 closed sales at a median sales price of $807,500 with an average market time of 46 days.

Through the end of December, there have been 475 closed sales at a median sales price of $1,010,000. Compared to the same period last year, there were 391 closed sales at a median sales price of $920,000, an increase in volume of 21.5% and a 9.8% increase in the median sales price.
