Bainbridge Island December 2020

The housing inventory continues to decline from last month. Although a decrease in volume is expected this time of year, a 60% reduction in inventory is notable. However, 88% of new listings that came on the market in December went under contract and again last month, closed sales were up compared to last year.

November ended with 22± homes on the market. At the end of December, there were only 17± homes for sale. There were 17 new listings in December, 15 of which went under contract. Additionally, 5 homes already on the market went under contract for a total of 20 (see below). There were 30 sales that closed in December at a median sales price of $1,021,250 with an average market time of 40 days.

Comparatively, for the month of December last year, there were 42± homes for sale, 13 homes that went under contract, and 26 closed sales at a median sales price of $807,500 with an average market time of 46 days.

Through the end of December, there have been 475 closed sales at a median sales price of $1,010,000. Compared to the same period last year, there were 391 closed sales at a median sales price of $920,000, an increase in volume of 21.5% and a 9.8% increase in the median sales price.

The housing inventory continues to decline from last month, which is typical for this time of year. However, 71% of new listings that came on the market in November promptly went under contract and closed sales more than doubled compared to last November.

October ended with 29± homes on the market. At the end of November, there were only 22± homes for sale. There were 24 new listings in November, 17 of which went under contract. Additionally, 9 homes already on the market went under contract for a total of 26 (see below). There were 57 sales that closed in November at a median sales price of $1,168,000 with an average market time of just 19 days.

Comparatively, for the month of November last year, there were 62± homes for sale, 26 homes that went under contract, and 26 closed sales at a median sales price of $1,049,000 with an average market time of 68 days.

Through the end of November, there have been 445 closed sales at a median sales price of $1,010,000. Compared to the same period last year, there were 365 closed sales at a median sales price of $920,000, an increase in volume of 22% and a 9.8% increase in the median sales price.

The Bainbridge Island real estate market continues to move at a rapid pace. Although inventory is down 60% compared to this time last year, October sales were up by nearly 39% and a record 70% of new listings that came on the market went under contract.

September ended with 46± homes on the market. At the end of October, that number dropped to 29± homes for sale. There were 54 new listings in October, 38 of which went under contract. Additionally, 19 homes already on the market went under contract for a total of 57 (see below). There were 53 sales that closed in October at a median sales price of $1,175,000 with an average market time of 23 days.

Comparatively, for the month of October last year, there were 74± homes for sale, 30 homes that went under contract, and 38 closed sales at a median sales price of $1,027,000 with an average market time of 52 days.

Through the end of October, there have been 387 closed sales at a median sales price of $1,000,000. Compared to the same period last year, there were 339 closed sales at a median sales price of $920,000, an increase in volume of 14.2% and an 8.7% increase in the median sales price.

The story remains the same for the Bainbridge Island real estate market through the month of September. Although inventory is down by nearly half compared to this time last year, the number of sales year-to-date is up. The pace of the market continues to be brisk as 61% of the new listings that came on the market in September went under contract.

August ended with 32± homes on the market. At the end of September, there were 46± homes for sale. There were 56 new listings in August, 34 of which went under contract. Additionally, 20 homes already on the market went under contract for a total of 54 (see below). There were 55 sales that closed in September at a median sales price of $1,065,000 with an average market time of 38 days.

Comparatively, for the month of September last year, there were 80± homes for sale, 36 homes that went under contract, and 35 closed sales at a median sales price of $798,000 with an average market time of 43 days.

Through the end of September, there have been 333 closed sales at a median sales price of $995,000. Compared to the same period last year, there were 301 closed sales at a median sales price of $918,000, an increase in volume of 10.6% and an 8.4% increase in the median sales price.

The Bainbridge Island real estate market continues to move at a rapid pace as 69% of the new listings in August went under contract. Lack of inventory continues to be problematic as there would typically be more than twice the number of homes for sale this time of year as there are now. Despite the effects of the economic slowdown due to the COVID-19 pandemic, the total number of sales is slightly up for this year compared to last.

July ended with 46± homes on the market. At the end of August, there were only 32± homes for sale. There were 51 new listings in August, 35 of which went under contract. Additionally, 19 homes already on the market went under contract for a total of 54 (see below). There were 60 sales that closed in August at a median sales price of $867,500 with an average market time of 25 days.

Comparatively, for the month of August last year, there were 78± homes for sale, 45 homes that went under contract, and 38 closed sales at a median sales price of $1,034,500 with an average market time of 38 days.

Through the end of August, there have been 278 closed sales at a median sales price of $931,000. Compared to the same period last year, there were 266 closed sales at a median sales price of $920,000, an increase in volume of 4.5% and a slight 1.2% increase in the median sales price.

The pace of our Island real estate market continues to be brisk. Lack of inventory build-up remains a problem, as there would typically be twice the number of homes for sale this time of year as there are now. Although the total number of sales is slightly down for the year compared to last, 39% of the new listings in July went under contract.

June ended with 44± homes on the market. At the end of July, there were 46± homes for sale. There were 69 new listings in July, 27 of which went under contract. Additionally, 19 homes already on the market went under contract for a total of 46 (see below). There were 52 sales that closed in July at a median sales price of $1,028,750 with an average market time of 31 days.

Comparatively, for the month of July last year, there were 108± homes for sale, 36 homes that went under contract, and 44 closed sales at a median sales price of $840,500 with an average market time of 31 days.

Through the end of July, there have been 218 closed sales at a median sales price of $966,000. Compared to the same period last year, there were 228 closed sales at a median sales price of $919,500, a decrease in volume of 4% and a 5% increase in the median sales price.

The rush is on! It certainly seems that way as the pace of sales continues to be brisk. The main effect of the pandemic is the lack of inventory build-up; normally at this time of year there would be twice the number of homes for sale as there are now. Although the total number of sales is slightly down for the year compared to last, 66% of the new listings in June went under contract.

May ended with 59± homes on the market. At the end of June, there were 44± homes for sale. There were 56 new listings in June, 37 of which went under contract. Additionally, 20 homes already on the market went under contract for a total of 57 (see below). There were 50 sales that closed in June at a median sales price of $988,500 with an average market time of 35 days.

Comparatively, for the month of June last year, there were 110± homes for sale, 38 homes that went under contract, and 51 closed sales at a median sales price of $1,050,000 with an average market time of 29 days.

Through the end of June, there have been 165 closed sales at a median sales price of $918,000. Compared to the same period last year, there were 184 closed sales at a median sales price of $930,000, a decrease in volume of 10.3% and a minor 1.3% decrease in the median sales price.

The real estate market continues to show the effects of the economic slowdown due to the Coronavirus, although activity is picking up. And despite both the decline in inventory and number of sales year-to-date compared to this time last year, 61% of the new listings in May went under contract.

April ended with 53± homes on the market. At the end of May, there were 59± homes for sale. There were 31 new listings, 19 of which went under contract. Additionally, 23 homes already on the market went under contract for a total of 42 (see below). There were 27 sales that closed in May at a median sales price of $899,000 with an average market time of 39 days.

Comparatively, for the month of May last year, there were 86± homes for sale, 48 homes that went under contract, and 46 closed sales at a median sales price of $952,500 with an average market time of 21 days.

Through the end of May, there have been 115 closed sales at a median sales price of $915,000. Compared to the same period last year, there were 133 closed sales at a median sales price of $909,000, a decrease in volume of 13.5% and a minor 0.7% increase in the median sales price.

Bainbridge Island Real Estate Market Update APRIL 2020

Although the real estate market is showing the effects of the economic slowdown due to the Coronavirus, it is surprisingly busier than expected. And despite the decline in inventory compared to this time last year, the ratio of properties that went under contract versus new listings held steady at 50% and the number of sales year-to-date are nearly identical.

March ended with 55± homes on the market. At the end of April, there were 53± homes for sale. There were 31 new listings, 16 of which went under contract. Additionally, 15 homes already on the market went under contract for a total of 31 (see below). There were 22 sales that closed in April at a median sales price of $835,000 with an average market time of 33 days.

Comparatively, at the end of April last year, there were 73± homes for sale, 43 homes that went under contract, and 37 closed sales at a median sales price of $893,000 with an average market time of 51 days.

Year-to-date, there have been 88 closed sales at a median sales price of $921,000. Compared to the same period last year, there were 87 closed sales at a median sales price of $855,000, essentially the same volume with a 7.7% increase in the median sales price.

Market Update MAR 2020

Despite this unprecedented time, our local real estate market is growing. The housing inventory is still modest, but on an upward trend. The current stay at home order allows real estate agents to show homes, but with limitations. Next month’s update will reflect the first full month of impact in our area from the Coronavirus.

February ended with 38± homes on the market. At the end of March, there were 55± homes for sale. There were 47 new listings, 17 of which went under contract. Additionally, 7 homes already on the market went under contract for a total of 24 (see below). There were 27 sales that closed in March at a median sales price of $1,100,000 with an average market time of 83 days.

Comparatively, at the end of March last year, there were 44± homes for sale, 40 homes that went under contract, and 13 closed sales at a median sales price of $1,110,000 with an average market time of 65 days.

Year-to-date, there have been 66 closed sales at a median sales price of $942,500. Compared to the same period last year, there were 50 closed sales at a median sales price of $842,500, a 32% increase in volume and 11.87% increase in the median sales price. (Note: the median price is skewed by such a small sample size so early in the year.)
